Why does Stuart Give So Much Back to the Consumer ? 
    I started giving Texas New Home Rebates in the Summer of 2004 for one reason; the amount of time and work involved in doing new home sales was minimal. A friend called me and asked me to be his "cash back Realtor" on a new house that he wanted to buy. He had already picked out a home and had already negotiated his deal. The price was $96K. His only problem was that he needed more cash to pay closing costs. Since the salesman for the Builder had no more flexibility to give my friend more closing cost contributions he suggested the new home cash back idea. So my friend called me and proposed that all I had to do was agree to be his Realtor and give back the two percent for closing costs. I would make 1% less the $125 transaction fee that I give to my Broker. I hadn't seen this friend for at least two years so it was like money falling out of the sky. All I did was sign some papers with the Builder, accompany the Buyer to the final walk-through, smooth out a small problem concerning the closing date (several phone calls and explain some contract details to the Buyer), and go to the closing (which I always do).

    Well, I made $835 on that transaction. One of my Realtor associates said that he would "NEVER do a transaction and make so little money".  At first I felt a little guilty but then I thought about how much time and effort I put into the deal and said to myself  "I'll do these deals all day long. I was fairly compensated for my time". So I started telling everyone I knew about what I was doing and Texas New Home buyers started responding.

    My Realtor Rebate is not for everyone. Some Buyer's want to ride in some Realtor's Lexus and go see all the different new houses and new home communities with an agent. And if you want to pay a Realtor thousands of dollars to do that then that's fine. Other Buyers think that they can negotiate the Realtor's 3% and his Bonus (if there is one) off the price of their new house. And if you think you are smart enough to do that, then more power to you. But the better Builders won't and don't practice those tactics. They can't afford the risk of  encouraging consumers not to have proper representation nor the risk of alienating their Realtors that bring them 70+ percent of their Buyers. It's just not in their marketing structure.

    I can guarantee this to every New Home Buyer: You will receive a minimum of 83% of any and ALL my cash commissions paid by the Texas new home Builder and I put that in writing in the "Buyer's Representation Agreement" with you. In addition you will gain my experience in whatever negotiating possibilities might exist with any particular Home Builder or New Home community. All of the monies paid out by the Builder to everyone in the transaction are revealed in the final settlement statement prepared by the Title Company as required by federal RESPA laws.


    Some New Home Builders pay Stuart a higher commission in the form of a "Bonus" because he sells multiple homes in any one year. That means YOU the buyer can receive a 3%, 4%, 5% New Home Rebate.... even a 6% rebate in some cases(new construction inventory homes). Nothing is held back or hidden. Of ALL cash commissions paid to the Realtor, YOU will receive 83% of all those monies.

    In almost all New Home transactions Stuart makes 1/2% and he's happy with that because YOU do most of the work.

Will Stuart do a Realtor commission rebate on a used or resale house?          YES!                        Under certain conditions, in Houston only, he will do a 1% to 1.5% cash back real estate commission rebate.
