Consumer: What do you think...? When a Buyer begins searching for a home on the resale market; does that Buyer say "I want only a ReMax or a Coldwell Banker home"? 

     Of course not. That Buyer wants to know about every home that fits the specified criteria of the house that they need and want. They could care less who the Listing Agent is or how pretty their color brochure is. That Buyer is out there with their Buyer's Agent assessing each house upon it's merits. The Buyer's Agent is getting all the info from the MLS, not brochures, newspaper ads, open houses, or real estate magazines. All of these advertising mediums are great for the Listing Agent to snag new Sellers and Buyers. Buyers, that in 97% or more of the cases buy something else other than the property advertised.  Most properties are not "sold" by the Listing Agent nor as a result of an open house. More than 90% of properties listed are bought by buyers brought to the property by Buyer's Agents using the MLS explicitly.

 The most sucessful real estate agents are Listing Agents.  Why?  Because listing a home is much less work than representing a Buyer and a Listing Agent can do unlimited listings at one time. The Buyer's Agent can represent only two or three Buyers at any one time. So finally!!! ...this is why I am willing to list your home for only 4.5%....because it is less work!

 

So....why do most people pay 6%?  Because the industry (NAR and all of it's affiliates) and most agents say that if you don't then you will get less. And they will throw out a lot of numbers "proving" their point. But remember who is telling you that and who has the Dept. of Justice had to sue for anti-competitive activity???  I say that each and every agent is different and just because an agent is with this or that big national franchise company doesn't necessarily make them more honest or competant nor does it dictate how hard they are going to work for you.  On the other hand just because an Agent is a "discount agent" doesn't mean that you won't be well represented by a hard working agent. I also say yeah... with a "traditional agent "you might get more...a beautiful brochure, a classified ad or an open house, but does it really do your bottom line any good?  Or are you paying thousands to help market your Listing Agent's name?
